Request accessHow commission works in Dubai
- A sale
- The buyer usually pays the agency's commission, often 2% on the price; sometimes the seller pays, or both do.
- A rental
- The tenant usually pays, often 5% on the year's rent with a minimum, or one month's rent.
- Off-plan
- The developer pays the agency at a rate it sets, often 2% to 8%, in stages as the buyer pays.
- Sharing
- When another agency brings the buyer or the tenant, the agencies share the commission as they agree, often 50:50. An outside referrer is paid from your agency's part.
- Your split
- What is left is split between the agency and the agent, as their contract says.
- VAT
- An agency registered for VAT adds 5% on top of its invoice. The client pays it and the agency passes it to the tax authority: it is not part of anyone's share.
These are typical terms, not rules: commission is what the parties agree in writing for each deal. This page is a guide, not legal or tax advice.
Questions
- How is real estate commission calculated in Dubai?
- Take the agreed rate on the price, or on the year's rent. Take off any other agency's share and any outside referrer, then split the rest between the agency and the agent as their contract says. An agency registered for VAT adds 5% on top.
- What is the usual commission on a sale in Dubai?
- Often 2%, usually paid by the buyer. It is agreed in writing for each deal, so it can be more or less.
- How much is the commission on a rental?
- Often 5% on the year's rent, or one month's rent, usually paid by the tenant. The agency and the agent then share it under their contract.
- Who pays the commission on an off-plan sale?
- Usually the developer, at a rate it sets, often in stages as the buyer pays. The calculator shows when each payment arrives and what it brings you.
- How do I split commission with another agency?
- Agree the share before the deal, often 50:50. Choose how you share it above, and the calculator takes their share off first.
- Is VAT part of my commission?
- No. An agency registered for VAT adds 5% on top of its commission and passes it to the tax authority. It is not shared between the agencies or the agent.
- Does the calculator keep what I type?
- No. It works in your browser and sends nothing. In Rina, you can save scenarios and turn one into a deal.
